Buildings in academic institutions represent important assets that require careful management to maintain a setting that is conducive to learning, teaching, innovation, and research. This is vital to preserve the environment in which these activities take place. The lack of ability of the organization responsible for the management of a department to ensure that maintenance operations continue to function smoothly is a problem that frequently arises in maintenance management and is a major source of dissatisfaction for maintenance management. In order, to come up with some suggestions, this study aims to investigate the organisational factors that affect the management of building maintenance at public universities in Johor which are UTHM, UTM and UiTM. In addition to that, the objective of this research is to identify important organizational factors and the influence these factors have on building maintenance. This study used a method based on a quantitative approach, and respondents were from the maintenance departments, where they worked in the fields of civil, mechanical, and electrical engineering. They were asked to fill out a questionnaire. According to the findings of this study, the most important organizational factor in maintenance management is the existence of groups and teams which they have the highest average mean index (4.41) together with the greatest RII (Relative Important Index) value of 0.88. On the other hand, the average mean index and RII for maintenance costs are the highest with 0.79 and comes out with higher average mean index (3.96) as well. However, to achieve the greatest potential technical outcome, maintenance management needs to investigate how well the organization fits together. This ensures that the most desirable result will be achieved. © 2024 Author(s).
