Summary: | House is known as the most basic human requirements. As per Maslow's Hierarchy of Needs, a house is one of the physiological and fundamental needs for human survival. In Malaysia, the problem regarding housing issue is frequently spoken regardless on housing prices fluctuations. It happens due to the lack of affordable housing and most of the house are no longer affordable at all. Thus, this study was conducted to determine the factors that affecting the housing price in Malaysia. 245 respondents consisting of homebuyers participated in this survey was selected using convenience sampling technique. The reliability test was performed to evaluate questionnaire items. The findings of this research indicated that the instrument's reliability and validity were good. Exploratory Factor Analysis identified four factors to have effect on the housing price in Malaysia namely Housing Satisfaction, Housing Policy, Housing Financial and Household Income. This finding hopefully will provide information to the relevance parties while making decision regarding housing in Malaysia. © 2023 Author(s).
