Summary: | Sustainable development planning should accommodate the needs of greying population. Nevertheless, the growing number of baby-boomer generation turning grey in the next few years could be challenging for Malaysia. In response, retirement villages are becoming a popular alternative in providing living arrangements for the elderly. In this case, the retirement village can be an option for retirees to consider after their retirement. However, the country's retirement village establishment is currently lagging compared to the more matured implementation in developed countries. Therefore, this paper highlighted the potential and insights of retirement villages in Malaysia since retirement village is a relatively new industry. This study demonstrates the significance of demographic factors in determining an individual’s preference with regard to retirement villages in Malaysia that are highly associated with an elderly-friendly social environment and home physical design . Hence, this study provides a valuable reference that highlights the local context's perspective which is beneficial to the policymakers and potential investors. © 2023 American Institute of Physics Inc..
