Due to issues such as cost overruns, delays, the manufacturing of low-quality products, and the continued use of low-quality materials, the construction sector in Malaysia is facing pressures from the communities to boost productivity, quality, and value. The steps taken to implement Building Information Modelling (BIM) in Malaysian construction industry is an approach to counteract and solve various industry challenges; but new technologies such as BIM tends to be perceived as 'disruptive technology' by the construction players itself. With that, this study intends to provide insights from the industry on key factors why BIM is seen as 'disruptive technology'. A selective respondents consist of decision maker personnel of G4-G7 CIDB class contractors in Malaysia were interviewed. Eventually, researcher found that there are 7 risk factors contributing toward BIM is seen as disruptive technologies by construction service provider and these factors were categorized into social, technical, and economic risks. © 2023 Author(s).
